Landlords and commercial property owners with vacant premises should have the correct level of legal expenses cover to make sure they’re protected in the event of squatters moving in.

Business advisors say seasonal businesses, occupying empty shop units for periods of time, and property owners waiting for building work to commence, could be particularly at risk.

Appropriate security measures should be taken including sealing letterboxes to prevent post building up and perimeter fencing should be erected. Owners should also consider hiring security guards, installing extra lighting and generally improving locks, grilles, CCTV and alarms and turn off water, gas and electricity supplies.

Regular checks on a property are mandatory as, in the event of a claim, insurers may not pay out if it is felt that appropriate measures have not been implemented to secure and protect an empty property.
